Located only 10 kilometers from the Brisbane CBD, Kenmore has experienced a 2.8% growth annually. What could it be about the suburb that has influenced this steady growth?
According to statistics, the suburb demographic is 80% families. Kenmore’s steady growth comes from a demand from home buyers, so what’s attracting families to buy in this suburb?
According to Place Graceville agent, Kathy Edwards, there are many things that can create demand for a suburb, and one of the main factors is nearby schools.
“A large majority of buyers that come through our open for inspections are searching for a family home close to local schools and facilities,” Kathy says.
With four schools and plenty of daycare centres nearby, Kenmore seems to be a positive choice for families with young children.

“The beauty of the schools in Kenmore is that many are located within walking distance from majority of the homes in the suburb,” says Kathy.
Kathy shares that homes within the catchment area of popular schools spend less time on market and are in high demand with tenants looking to rent.
“Homes sell faster when they’re close to schools and this is apparent in Kenmore,” says Kathy, adding that the average home in Kenmore only spends 37 days on the market.
Place Graceville Property Manager Jaclyn Lazarou agrees that many tenants are also looking for rentals within school zones.
“We’ve seen a rise of tenants renting in a suburb just to be close to a school,” Jaclyn says.
Another thing which may be contributing to Kenmore’s consistent growth is access to public transport, which Kathy says is a key factor many look for when buying a home.
“People are looking for accessibility when buying a home, with many planning for the future, both with kids and their twilight years,” says Kathy.
Kenmore has a park-and-ride facility which connects commuters to the nearest public transport stations, as well as buses which connects Kenmore to many nearby train stations and facilities.

Finally, it may also be Kenmore’s excellent facilities which are drawing families to the suburb. With two major shopping hubs and close proximity to Indooroopilly Shopping Centre, the suburb has everything residents need right on their doorstep.
“Buyers want to have everything in one place,” Kathy says.
“Kenmore has such a social community with coffee shops, fantastic restaurants and sporting facilities all on your doorstep!”
“The suburb also has two of the busiest smaller-scale shopping centres for foot traffic in south-east Queensland,” Kathy says.
With all of this in mind, it’s easy to see why Kenmore has constantly attracted families to buy in the suburb, resulting in steady, but reliable growth. It will sure be interesting to see what’s next for this suburb!
