Development in Brisbane has Been Controversial, but this Inner-East Suburb is Booming

Camp Hill has recently found itself to be a hub of development in Brisbane leading to growth, with median house prices increasing by 4.3%, and townhouse prices increasing by 4.8% in the past 10 years.

With the suburb’s countless attractions and huge plots of land up for grabs, it’s no wonder why Camp Hill is an investors’ pot of gold. 

However, with the council’s record for approving ill-considered developments in Brisbane such tall apartment blocks on single plots of land, should Camp Hill’s residents be concerned? 

This year alone has seen a fair amount of controversy, with the recent announcement of nine townhouses to be built on two blocks at Henderson Street. Residents rallied together to create a petition in response to the proposed development, which resulted in ceasing the impending construction. Previously, Camp Hill has also seen the development of seven townhouses and one house into a single yard. 

In response to the considerable backlash, Lord Mayor Graham Quirk unveiled a new blueprint for development in Brisbane just last month, showcasing a council committed to maintaining backyards once again. 

“In this blueprint, council has committed to putting a stop to townhouses and apartments being built in areas for single homes, and restrict repeated designs for townhouses to ensure the city retains its unique character,” The Lord Mayor Said.   

However, it’s not all doom and gloom for this inner east suburb; Camp Hill may have been one of the lucky few when it comes to retaining unique character. 

Drive down the suburb’s streets and you may be surprised to see many of the impressive new developments have maintained the nature and respect for their suburb. Far from the cramped townhouses and tall apartments that residents fear most, you will find meticulously executed luxury properties, or elegantly restored Queenslanders. 

Why is Camp Hill so suitable for development? 

It provides a rare opportunity to snap up considerable plot sizes for a suburb so close in proximity to Brisbane’s CBD. Camp Hill has convenient access to major arterial roads from both north and south, along with an abundance of reputable schools close by. On top of that, its elevated position enables an abundance of city views and summer breezes. 

Having recently built several homes in Camp Hill, Brisbane developer, Mick Mcarthur from Pitch Projects explains.  

“Camp Hill exists mostly of post war homes not subject to any demolition control, positioned on large 810m2 blocks which are easy for development applications to pass through council. Streets are wide, making construction access easy, and the ground is user friendly for excavations as the rock isn’t too intense. 

One of the frustrations commonly voiced comes from neighbours who are becoming increasingly tired of the continued construction noise and extra traffic to their once sleepy suburb. This is something I completely understand, it’s the classic con of gentrification.”  

As evidenced by the suburb’s significant growth in recent years, Camp Hill could soon be one of the powerhouse suburbs for development in Brisbane.
