January is the time when people make new year's resolutions to move, so there's an increase in demand due to the influx of tenants looking for rental properties.
“Renting out your house in January is good for owners because there is better choice when picking tenants. There are so many people looking for a house, you can be fussy and find the best tenant for your property,” Jess said.
Desire to be Settled
Jess says that at the heart of all the January moves, is the desire to start the year fresh and settled.
“January is a huge time of movement. It’s a frantic time of the year here in rentals because everyone wants to have a home secured and be settled into a property before the kids start school and they head back to work” Jess said.
“I know a lot of professions do postings during January, so you see doctors, military, police officers and university students needing to find a new home before they return to work,” she says.

With rentals in January boasting a reduced amount of days on the market, Jess says that landlords need to be ready to make quick decisions.
“My recommendation for anyone going into the market in January is to be prepared to make quick yes or no decisions,” Jess says.
