Kitchens are one of the most important spaces in a home, particularly for those who either love cooking or have a big family.
But how can you tell if your kitchen is up to scratch before selling your home?
Basically, like anything, kitchens need a little T.L.C. - just as we service our cars, our kitchens need the same love and attention.
We sat down with Geoff Prior, The Kitchen Doctor, who services kitchens all around Brisbane.
We got his advice on how to get your kitchen in tip top shape.
How important are kitchens to buyers?
Kitchens and vanities are very important to buyers as they’re the two most expensive rooms in the house.
From my experience with clients, if your kitchen isn’t in good condition then the purchaser will try and negotiate you down on your asking price.
What can sellers do to their kitchens to maximise the sale?
Take the time to do a simple service on your kitchen it looks presentable again.
It’s most important that when the building inspector comes to do their inspection they will not find any faults for the buyer to knock you down on your asking price price.
We had one client service their kitchen and the house sold seven days later and they made $15,000 dollars more than previous offers.
There are a lot of older homes in the Coorparoo and Camp Hill area, what are some things to check or fix in the kitchen when looking at older classic homes like Queenslanders?
The first thing to check for is any water damage as it can be hidden in all sorts of places you can’t see. A key identifier of this is that damp musty smell.
By simply replacing any mouldy or damaged seals around splash backs, you will really brighten up your kitchen plus protect it from costly water damage in the future.
If you replace any damaged edges to doors and cabinets, they’ll look like new and again, prevent any future costly water damage.
Adjusting your doors and drawer fronts so they all line up perfectly along the top, sides and bottom will prevent them from hitting each other causing damage.
You'll be amazed at the difference it makes to the overall presentation.
Lastly, it’s important to replace any broken catches or latches.
Tighten up all loose hinges as this will again give a much better impression to prospective buyers.
